MA Home for Sale

Pricing is the Key to Success

A good real estate agent will prepare a Comparative Market Analysis for your property. This report will take into consideration local market data and statistics as they pertain to pricing your home competitively. After completing the analysis your agent will explain the results and suggest a price range that will allow you to maximize your return on investment in the shortest time possible.

Warning Signs that your Home is not priced at Current Market Value...

  • Lack of Activity from Realtors… If agents are not showing your property it may mean that they perceive your home to be overpriced and don’t want to show it to their Buyer clients.
  • Lack of Activity from Buyers… If your home is being shown with no results, it means that Buyers are finding better values in your price range.

Merchandising and Staging:
Because you never get a second chance to make a first impression.

The real estate agent who lists your house will assist and advise you on what you can do to improve the impression your home will make on potential buyers.

This includes touring your property with a “Buyer’s Eye” and offering honest feedback and suggestions as to what needs to be done before putting your home on the market. There may be things that need repair or updating that you’ll need to take care of before listing your house.

At the very least you should...

  • De-Clutter

Make spaces seems neat, orderly, and larger just by packing up and putting away stuff. This is especially important in the kitchen and bathrooms where storage is always at a premium. Don’t forget closets - buyers are looking for storage space and closets count!

  • De-Personalize

Make your home anonymous, so that anyone could see themselves living there. Take down personal photos, family mementos, calendars and the like. You want buyer’s to feel like they could live here, not as though they’re trespassing through your personal life.

  • De-Odorize

Make sure your home doesn’t smell. Pets smell, bathrooms smell, basements smell, people smell. If mold or moisture is causing odor, take steps to take care of the problem. If pets, smokers or sports equipment is offending noses, move it outside or use a deodorizing agent.
